1. About Brokered.Finance
This website is operated by Absolutely Financial Ltd (“we”, “us”, “our”). Brokered.Finance is a technology-enabled brokerage platform for unregulated bridging and development finance in England & Wales. We are not a lender.
We are not authorised or regulated by the Financial Conduct Authority (FCA). Our services are limited to unregulated commercial property finance only. We do not offer regulated mortgage products.
2. Acceptance of Terms
By using this website, you agree to these Terms of Use. If you do not agree, please do not use the site. We may update these terms at any time; continued use constitutes acceptance.
3. Eligibility
Our services are available to:
- UK-based property investors, developers, and businesses
- Applicants seeking finance for investment or commercial properties in England & Wales
Our services are not available for:
- Properties you intend to live in (owner-occupier residential)
- Properties to be occupied by a family member
- Any regulated consumer lending
If your enquiry falls into a regulated category, you will be referred to a regulated adviser.
4. Our Service
Brokered.Finance acts as a technology intermediary. We:
- Collect your enquiry and assess it against funder criteria
- Match your enquiry to appropriate private funders
- Facilitate the application process
- Charge an application processing fee of £995 upon supply of a Decision in Principle (DIP)
We do not guarantee funding. All decisions are subject to underwriting, credit checks, AML/KYC verification, and funder approval.
5. Fees
- Application processing fee: £995 (non-refundable, charged post-DIP)
- Facility fee: 2% of gross loan (charged at drawdown)
- No exit fees
All fees will be clearly communicated before any charge is made.
6. Calculator & Quote Tool Disclaimer
The Quick Deal Check calculator and any quote figures displayed on this website are illustrative only. They do not constitute a formal offer, commitment to lend, or guarantee of terms. Actual rates and fees are assessed on a deal-by-deal basis by individual funders.
7. Intellectual Property
All content on this website, including design, copy, code, and branding, is the property of Absolutely Financial Ltd. You may not reproduce, distribute, or create derivative works without our written permission.
8. Limitation of Liability
